Background

Council is seeking feedback from the community about a proposed new 10+10 years lease for the Modbury Sporting and Community Club (MSC).

MSC is located on Hazel Grove, Ridgehaven and is home to the Modbury Football and Modbury Cricket Clubs. The Modbury Football Club was established in 1862 and is the second oldest club in the state, and sixth oldest in the country. Similarly, the Modbury Cricket Club was established in the 1870s and has developed into one of the biggest cricket clubs in South Australia.

MSC has over 800 members across the football and cricket clubs. The Modbury Football Club is part of the Adelaide Football League with five senior football teams, including a female team, and junior teams as well. The Modbury Cricket Club includes junior and senior teams and is affiliated with the Adelaide Turf Cricket Association.

Construction is currently underway for a new sporting club building, which will combine the current clubroom and changeroom buildings. A new shed will be jointly constructed by MSC and Council, located south of the future sporting club site, near Hazel Grove. Once completed, the current clubroom and changeroom buildings will be demolished.

If approved, the proposal would mean the Modbury Sporting & Community Club will be granted a 10-year lease (as well as an option for a 10-year renewal extension at the sole discretion of Council) providing them with exclusive use of the new buildings on Hazel Grove which will continue to be home to the MSC (see map to the right).

The use of the ovals and cricket nets at MSC would be included in a licence agreement, allowing for continued community use outside of the designated times the ovals and cricket nets are in use by the MSC.

The MSC will hold a lease over the new buildings. The proposed lease tenure of 10+10 years is designed to provide the MSC with longer term stability, encourage investment in facilities and promote their ongoing sustainability. It is envisaged a peppercorn lease will apply providing the club meets the criteria in the City of Tea Tree Gully’s Leases and Licences to Sporting and Community Organisations Policy
